TERMS
There is a 7 night minimum peak season: 12/20 - 4/30
and a 3 night minimum other times: 5/1 - 12/19

Holiday Rates	Special rates in effect. Guests paying the monthly rate are exempt.
Easter, July 4th and Thanksgiving Holidays	4 night minimum, 10% surcharge for 3 nights prior to holiday to 3 nights after.
Memorial & Labor Days	4 night minimum, no surcharge
Christmas/New Years	Special rates are in effect from December 20th to January 3rd, 10% surcharge

Add: 12% Florida Sales/Resort Taxes, Administration, & Cleaning fees.

Rental Terms

A $200 deposit is required for 3 weeks or less, and $400 for 4 weeks or longer. A credit card and signature will be required at check-in that will be held in lieu of a security deposit for loss or breakage. Payment for the entire stay is due and payable (U.S. Funds), including taxes, in cash, money order, cashier, travelers, or personal check (payable to TRS), Visa, MasterCard, Discover, American Express 30 days prior to occupancy.

Check-in between 3 and 5 p.m. If arriving after 5 pm, contact us one week prior to arrival for arrangements. Check-out before is 10:00 a.m.

If for any reason your designated accommodations are not available, we reserve the right to assign you a comparable unit.

Occupancy - maximum of four (4) persons per unit.
Pets - are NOT permitted.
Included - electric, linen and high speed internet.
Telephone - Local & 800 calls free, long distance by calling card.
Additional - l2% sales/resort tax, administration & cleaning fees.
Early departures - No refunds unless unit can be re-rented for entire vacated period.
Parking - limited, ONE assigned space/unit – no guest spaces.
Not permitted - Motorcycles, trailers, boats, or oversized vans.

Changes, modifications, or cancellation of reservations may be subject to $55 fee. Every effort is made to ensure website information is correct at the time of publication, but circumstances beyond our control could occur.
